Where Happy Valley sits and what that means for your build

- Wind off open ground. Homes backing onto reserves or open space can catch more wind, so we pay attention to bracing and fixings.
Patios Happy Valley families get the most use from
A covered patio is often the most hard-working option here. Attached to the house and roofed with Colorbond or insulated patio roof panels, it keeps rain off in winter and takes the sting out of summer.
Open pergola or solid roof?
An open timber or steel pergola gives filtered light and a lighter look, and suits a garden setting. A solid roof gives full weather cover. Many people start with the question “do we want to sit out there in the rain?” If the answer is yes, a roofed patio is usually the better fit. Adding a deck
On a sloping yard, a timber or composite deck under the patio roof creates a level floor without major earthworks. It also lets the outdoor area line up with your back door, so there is no awkward step down.
Planning around the house you already have
Happy Valley has a mix of housing ages, so we often design around existing eaves, fascia boards and wall types that were never planned with an outdoor roof in mind. We check how the new roof can tie in, whether a freestanding frame would be simpler, and where the gutters will discharge.
